Tŷ Rhosyn Homes Secures £4.67m To Build 17 New Industrial Units At Parc Eirin Tonyrefail
Work is currently underway on 17 new light industrial units at Parc Eirin in Tonyrefail, following a significant £4.67 million funding package secured by Tŷ Rhosyn Homes. The financial support originates from the Development Bank of Wales, enabling the construction of 23,600 square feet of new employment space across three distinct terraces.
The comprehensive support package includes a £2.51 million loan facilitated through the Wales Commercial Property Fund. Additionally, the project has received £2.16 million in grant support, ensuring the viability of the development in the Rhondda Cynon Taf area.
Located specifically at Plot 2B, Parc Eirin, the construction project will be delivered in two distinct phases to manage logistics and occupancy. The first phase will provide five units of approximately 1,600 square feet each, catering to larger business requirements.
The second phase will create a further 12 units of around 1,300 square feet, expanding the available commercial stock. The wider site already benefits from existing planning permission for a total of 34 units, indicating potential for future growth.
Each unit will benefit from dedicated parking spaces, with additional communal parking, cycle shelters, and refuse stores included in the infrastructure. Landscaping, access roads, and sustainable drainage systems are also integral parts of the project design.
The units have been designed to offer maximum flexibility for future occupiers, with the ability to combine adjoining spaces. Developers can also incorporate mezzanine floors where required to optimise internal space for specific business needs.
Tŷ Rhosyn Homes is owned and managed by directors Martyn Christopher and Helen Christopher. The pair previously delivered the Stone House Business Park in Llandow with support from the Development Bank, bringing modern industrial units to the Vale of Glamorgan.
Martyn Christopher, Director at Tŷ Rhosyn Homes, said: “Parc Eirin represents an opportunity to create modern, flexible industrial units that will help businesses start up, grow and expand in Tonyrefail and the surrounding area.”
He added: “The funding package has enabled us to move forward with the first two phases and deliver premises that can adapt to occupiers’ needs.” Our experience in construction and civil engineering will allow us to manage the project directly and maintain a strong focus on quality, value and practical delivery.
James Brennan, Property Development Executive at the Development Bank of Wales, said: “This project will bring forward 17 new light industrial units at Parc Eirin, creating flexible space that can accommodate businesses with different requirements.”
Brennan continued: “Tŷ Rhosyn Homes and its principals have previous experience of delivering industrial developments.” By combining a commercial property development loan with targeted grant support, we have been able to address the viability gap and unlock a project that would not otherwise proceed.
These loans come with terms of up to five years, providing flexible financing options for developers.
Since 2017, the Development Bank of Wales has invested £34 million in commercial property projects across the country. This investment has resulted in the creation of more than 411,000 square feet of new commercial space, supporting economic growth.
